What actually moves the price
No mystery multipliers. Four things, and you control all of them.
Bedrooms
The base of your quote. A studio starts at $119 and each bedroom adds $10, because more rooms means more time.
Bathrooms
The most labor-intensive rooms in any house. Sanitizing, scrubbing, and polishing take real time, so they're priced separately.
Square footage
Under 1,000 sq ft adds nothing. Above that, floors and surfaces scale up and the price follows in steady increments.
How often
Recurring saves up to 20% from your second clean onward. A maintained home takes less time, so it costs less.

Is the quote the final price?
Yes, as long as the details you gave us are accurate. If the home turns out to be substantially larger or in materially worse condition than described, we contact you before doing anything and either adjust with your approval or reschedule. We never do extra work and bill you for it after the fact.
How does the recurring discount work?
Weekly 20% off, bi-weekly 15%, monthly 10% — applied from your second cleaning onward. The first clean is full price because it takes the longest. Change to a less frequent schedule and the rate adjusts to that frequency's pricing.
What about deep cleaning and move-out cleaning?
Both price higher than standard because they take longer. Deep cleaning adds scrubbed baseboards, wiped blinds, and detailed work throughout. Move-out cleaning includes inside cabinets, oven and fridge as standard. Use the booking form above for an exact price on either.
Do you charge hourly?
No. Flat rate, quoted before you book. Hourly pricing means you're paying for someone else's pace, and you don't know the total until they're done.
Do I pay anything to get a quote?
No. The quote is free and there's no obligation. Nothing is charged until you confirm a booking.
Am I locked into anything?
No contracts. Recurring clients can pause, reschedule, or cancel anytime with 24 hours' notice — no exit fee. Inside 24 hours, a fee of 10% of the booking total may apply.
What if I'm not happy with the clean?
Tell us within 72 hours and we come back and re-clean the areas in question free. No form and no argument — full details in our FAQ.
Do you quote Airbnb turnovers and commercial spaces the same way?
Turnovers are quoted per property — see Airbnb cleaning. Commercial spaces get a free walkthrough and a written scope, since a nightly restroom service prices very differently from a weekly full clean.
